  Financing your outdoor space is easy with GreenSky. Simply apply for the amount provided to you in your proposal from Signature Builders. You’ll get a credit decision within seconds so that you can get started on your project as soon as possible.
• Ensure that your credit score is 640 or above, as this will perform a hard pull on your report.
• Ready to enjoy life outside? Get financing for your brand-new outdoor structure from Signature Builders.
• Receive Your Loan
  Once approved, you’ll receive an email from Greensky with instructions on how to access your new account online. This account will be used to pay Signature Builders directly for your new project.
• Approve Outdoor Structure Proposal
  Your new dream hosting space is one step closer to becoming a reality once GreenSky has approved your application. To get started, you’ll accept the project proposal provided to you by your Signature Builders sales representative. This will prompt us to send you a deposit invoice. You can then use your GreenSky account to initiate payment to Signature Builders so we can start building!

Is my loan with Signature Builders or Greensky?
Your loan will be facilitated through GreenSky and reflected on your credit report as such. You will use your GreenSky loan to pay Signature Builders.

When do I have to pay off my loan?
GreenSky will provide account repayment details, including minimum monthly payments and due dates. You can pay off your loan at any time with no fees or penalties.

Below are some of the most common loan options customers use when purchasing land and building a home or structure.

Types of bank loans to conider

HSF Loan (HomeStyle® / Specialty Construction Financing)

HSF loans are a flexible financing option that can be used to purchase land, build, or make major improvements under a single loan structure. These loans are often ideal for buyers who want more customization or who may not fit neatly into traditional construction loan programs. Depending on the lender, HSF loans may offer competitive rates and streamlined approvals while still converting to a long-term mortgage once construction is complete.

Construction-to-Permanent Loan

This is the most common financing option for new builds. A construction-to-permanent loan combines the land purchase and construction costs into one loan with a single closing. During the build, you typically make interest-only payments for about 12–18 months. Once construction is complete, the loan automatically converts into a long-term mortgage, saving time, paperwork, and closing costs.

USDA Construction Loan

A USDA construction loan is designed for qualified buyers in eligible rural areas. This option can allow for no down payment, making it a great choice for buyers who meet income and location requirements. It covers both the land purchase and construction costs in one loan.

FHA Construction Loan

An FHA construction loan is often a good fit for first-time buyers or those with lower credit scores. With a minimum credit score of 580, this loan requires a 3.5% down payment. Like other construction loans, it can be used to finance both the land and the build, then convert to a permanent mortgage.

VA Construction Loan

Available to eligible veterans, active-duty service members, and some surviving spouses, VA construction loans offer the benefit of no down payment. These loans can be used to purchase land and build, and they typically offer competitive interest rates for those who qualify.

Land or Lot Loan

A land or lot loan is used specifically to purchase land if you are not planning to build right away. This option is helpful if you’ve found the perfect property now and want to secure it before starting construction at a later date.
